Home Renovation and Design Trends for 2023

As the new year rolls in, it’s time to start thinking about home improvement projects and renovations. 2022 saw surging home trends throughout the spring and summer followed by rising mortgage rates in the fall and winter. According to the 2023 Real Estate Forecast, affordability and inflation are low, meaning now is the time to focus on improving your current space.

Now the question remains: is a renovation or remodeling the better option for your home?

Renovation vs. Remodel

Although both terms have similar definitions, the key difference between the two is whether you are creating something new. Renovation refers to updating or restoring space and retaining that space’s functions with a different design. Remodeling means changing the functionality of a room and updating its design, which is an important distinction to make as homeowners plan the work and how they plan on paying for it.

With affordability and focus in mind, here are a few home improvements ideas for the new year.

The Efficient Home

In 2023, efficiency is key for building an affordable home. Solar energy is a more mainstream but costly solution for efficiency— there are smaller steps you can take to make your home more energy efficient.

Energy

Did you know that the most cost-effective way of warming your home in the wintertime is sunlight? For example, large windows with UV-blocking technology are a great investment for your future energy consumption.

Drafts in existing windows are also one of the most common causes of heat loss in a home. Depending on the severity, drafty windows can sometimes justify immediate window replacement. Drafty doors are also a big problem, so consider replacing both exterior and interior doors to increase your comfort and energy efficiency. All the above examples go hand-in-hand with keeping cooler, air-conditioned air inside as well during the summer months.

Space

When it comes to efficient homes, energy isn’t the only efficiency you should focus on. Being efficient pertains to maximizing the rooms and areas of your home as well as your electricity bill.

Here are a few ways you can maximize the space in your home:

  • Add built-ins for storage,
  • Create multifunctional rooms, and
  • Refinish your basement.

Aside from these remodeling ideas, homeowners are also converting to multi-dwelling residences as families opt to live together to cut costs. Reconfigurations of rooms and floor plans or adding separate home entrances are a couple of ways that families are accommodating more people under one roof.

Home Office Space

Three years post-pandemic, working from home is here to stay. To raise the resale value of your home, add a home office by building a new space or upgrading an existing space.

Instead of the traditional “closed-door study rooms”, home offices of 2023 and beyond will be more lavish and enjoyable. From a product perspective, this can mean three things:

  1. Large windows that let in lots of natural light;
  2. Nice trim, shelving, and other upgraded accents; and
  3. A door leading to an outside sitting area/deck.

If you’re on the work from home train, make sure to create a space that is comfortable and conducive to productivity.

Outdoor Living Areas

To maximize your home’s efficiency and space, maximize your livable space to make the most out of your home. As more people spend time outside and focus on wellness, many homeowners are investing in outdoor living areas including kitchen areas, rooftop patios or balconies, or even outdoor home gyms.

In 2023, you can also expect to see more natural materials like wool, natural wood, a living wall, rough-cut stone, and other natural materials in interior design. More large-scale ways to introduce nature are reclaimed beams, rough-hewn wood, fiberglass wood-look windows, and large expanses of picture box windows.
